Property Refurbishment and New Tenant in 4 Weeks.

 The substantial refurbishment of one of our rental properties was completed in twenty-four days on Friday 28th February. Our new tenant moved in on Monday 3rd March, just four weeks after the previous tenants vacated.

My thanks to our usual suppliers for their help; Roger Fletcher - Painter & Decorator, Martin Edwards - Plumber & Gas Engineer, Steve Mark - S M Electrical Services, Lincolnshire Flooring Co., Jonathan Frecklington – Baytree Joinery, Nick Palmer - Ace Cleaning, John Peters - Pure DomesticCleaners.

It didn't go quite to schedule as planned and that is why we will have had to spend the three wettest winter months, since 1910, in the UK by the time we get to fly back out to Spain. We left there on the 16th December to check-out the vacating tenants on the 24th December – their choice not ours. They have purchased their own property. We advised them that we didn't think they would be moving into their new home on Christmas Eve, especially as they were the bottom, first-link of a chain of purchasers – they didn't!

We were flexible on their vacation date. They finally marched-out (reminder of military days) on the 3rd February, six weeks behind schedule. The refurbishment started the next day.

Our new tenant viewed the house on the morning of the 8th February, when it was in its most unflattering state, after a family member saw the 'To Let' sign the day before. During the afternoon we agreed the offer of the tenancy, subject to satisfactory credit checks, and we would have the property ready for occupation on the 3rd March.
